If you’re living in Ontario, the rising cost of real estate might have you questioning the viability of homeownership. With an average price tag of $814,467 for residential homes in the province, it’s no wonder tiny homes are such an attraction. For those with minimal space needs, why not spend a fraction of the amount to get just what you need and nothing more.

Tiny homes come with a number of benefits, with affordability being just one of them. Like conventional houses you can buy them pre-owned or new, pre-configured or custom built. In this collection we’ll have a look at 9 tiny home builders based in Ontario, each of which have a range of homes to choose from.

Small and Tiny Home Manufacturers from Ontario

Though tiny homes are generally considered to be up to 400 square feet in size, in practice there’s a broader definition of what constitutes a tiny home that includes homes that are bigger that that. In this list we’ve focused on tiny home builders whose homes fall within the aforementioned range along with some small modular homes that are somewhat larger.

    The Benefits of Tiny Homes

If you’re on the fence about whether you want to buy a tiny home, here are some benefits to think about that might just be the deciding factor.

More environmentally friendly – By virtue of their small size, tiny homes are green homes. They require less materials and they use less energy to operate HVAC, plumbing and electrical systems. Adding to that, less building materials are wasted both in the construction and installation of modular homes. Modular homes are known for energy efficiency with better-sealed seams, enhanced durability and they are more likely to be built with sustainable materials.

Quicker to build – Factory-built and tiny homes can generally be built faster than conventional site-built homes. Building indoors reduces weather-related disruptions while standardization makes production more efficient. Homes arrive on site mostly finished so installation and final connections can be completed in a matter of days or weeks. The quicker timeline doesn’t mean they’re not built as well as the homes have to meet CSA A277 certification.

Lower operating costs – Since tiny homes are so small it doesn’t take much to heat or cool the house, which translates to lower utility costs. Having less appliances, a smaller HVAC system, and in general, less of everything also means less chance of things going wrong and, consequently, lower maintenance costs.

Portability – Tiny homes are moveable, and that’s especially the case if it’s a tiny home on wheels. That’s one of the most beautiful things about tiny homes. If you want to, for example, live in Ottawa you’re not restricted to searching just for houses for sale in Ottawa, you have a much larger area to search for existing homes. Then if you plan on relocating, you can simply move your whole home instead of having to buy a new one.

Customization – Tiny houses can be customized with different layouts, finishes and features more cost effectively than traditional building.

    1. I am looking for a home within the Guelph, Waterloo and Cambridge areas. I am a mother of 2 kids looking for something we can live in year round.

    2. Good morning,

I was just wondering if you guys know of any tiny home communities or potential communities that would be available in the near future? Specifically in the regions of Paris, Brantford, Hamilton and the outskirts of those cities.

Let me know, as I’m trying to find an aff way of living as a single 40 year old woman changing carries and finishing school.

Thank you so much for your help,
      Natalie

      1. You can check out Twin Springs Cottage Condo Community. It’s in Burford so it’s not far from Brantford.

    4. Great roundup of Ontario tiny home builders and pricing. One thing many buyers overlook when planning a tiny or modular home is water quality, especially for rural properties that rely on well water. The smaller footprint of tiny homes makes it even more important to protect plumbing, fixtures, and appliances from hard water, iron, sediment, and other contaminants.

If anyone is researching modular homes in Ontario, it may also be worth considering a whole-house water filtration system as part of the planning process.

Thanks for putting together such a helpful and updated resource for 2026.

    5. Good day. We want to get a year-round home. We only have space for a 10 by 8 meters house.
We would like the lower level to have a bedroom, kitchen, living area, washroom facilities, closet with laundry (and possibly, space allowing, a small room that could be used as quest bedroom).
We would also want a slanting attic, a stairway leading up to it, where a small bedroom could be located (with bathroom possibly).
Do you have such small buildings? What would be the cost?
Do you have the same in log wood? What would be the price?
      Thanks
      Ludmila
